Living in Vernon

Vernon is a city of its own, about forty-five minutes north of Kelowna, with three lakes around it and Silver Star Mountain up the hill behind. It isn't a Kelowna suburb and doesn't behave like one — it has its own downtown, its own economy and its own market cycle.

For buyers, the headline is value: your money generally goes further here than in Kelowna, across most housing types. The neighbourhoods vary widely, from the older streets of East Hill to the newer hillside development at Bella Vista and Foothills, the lakefront at Okanagan Landing, and the resort community at Predator Ridge south of town.

Who it suits

Anyone who wants more home for the money and doesn't need to be in Kelowna daily. Strong option if you ski, or if Kalamalka Lake is the point.

Getting around

Forty-five minutes to Kelowna in good conditions, longer at peak. Twenty-five to the airport. Silver Star is about forty-five minutes up the hill, which is why a lot of people here ski far more than they expected to.

What's actually here.

Kalamalka Lake Provincial Park and Kal Beach. Silver Star for skiing and summer biking. A full-service downtown, hospital, and the north end of the Okanagan Rail Trail. Predator Ridge and Sparkling Hill to the south.

Schools, parks and services in the catchment are listed on the school district's site — worth checking directly, since catchments change.

Teagan's take

Vernon is the right call for more people than choose it, and the wrong call for anyone commuting to Kelowna daily. That drive is fine occasionally and grinding every day. Be honest about how often you'd really be making it.

Worth knowing that the Vernon market moves on a slightly different rhythm than Kelowna's — inventory, pace and pricing don't always track together. If you're comparing the two cities, compare current local numbers for each rather than assuming what's true down south is true up here.
