Living in Lake Country
Lake Country sits between Kelowna and Vernon, wrapped around three lakes — Okanagan, Wood and Kalamalka. It's made up of Winfield, Oyama and Carr's Landing, and it's the closest thing in the valley to living in the country while staying ten minutes from an airport.
It has grown substantially in the last decade, with new subdivisions above the highway and along the hillsides, alongside orchards and older acreage properties that have been there for generations. The Okanagan Rail Trail runs straight through it, which has quietly become one of the best reasons to live here.
Who it suits
Anyone working at UBCO, the airport or in the north end of Kelowna, and anyone who wants lake and trail access without city density.

Minutes to the airport and UBCO. Downtown Kelowna is a genuine commute, mostly on Highway 97, and it's slower than the map suggests at peak times. Vernon is about the same distance north.

What's actually here.
The Okanagan Rail Trail for cycling and running, running unbroken toward Kalamalka Lake. Beaches on all three lakes. Wineries through Oyama and the hillsides. Groceries and everyday services in Winfield; anything larger is in Kelowna or Vernon.
Schools, parks and services in the catchment are listed on the school district's site — worth checking directly, since catchments change.
Teagan's take
The rail trail changed this place. It's a flat, car-free route with a stretch along Kalamalka Lake that people fly here to ride, and it happens to run past a lot of these houses. If you'd use it, it's worth more than any feature inside the home.
The thing to test is the highway. Lake Country to downtown Kelowna is fine at ten in the morning and slow at five in the afternoon, and there's no parallel route. If your job is downtown and you drive it daily, do that drive at the real time before you buy — twice.
