Living in Peachland

Peachland is a small district municipality strung along the west shore south of West Kelowna, with a beach promenade running most of the length of it. It is the quietest of the places I'd point a buyer at, and the one where the lake is most consistently part of daily life rather than a summer destination.

Most of the housing sits on the slope above the highway, which means a large share of it has a genuine lake view. Below the highway you're closer to the water and the walk. Stock ranges from older cottages and modest homes to newer builds and hillside custom houses, and the total inventory is small — sometimes there are only a handful of homes on the market that fit a given brief.

Who it suits

Anyone who wants a slower pace and a view, and is comfortable driving for anything beyond everyday needs.

Getting around

Twenty to thirty minutes to West Kelowna's shopping and the bridge, longer again into Kelowna. Penticton is about the same distance the other way.

What's actually here.

The beach promenade and the pier. A small commercial strip with groceries, coffee, a pub and the basics. The Trepanier and Pincushion Mountain trails. Anything larger — big-box shopping, most medical specialists — is a drive.

Schools, parks and services in the catchment are listed on the school district's site — worth checking directly, since catchments change.

Teagan's take

Peachland is a real trade and I'd rather you make it on purpose. You gain a lakefront walk you'll actually do every evening and a town where you'll recognise people. You give up spontaneity — forgetting an ingredient is a fifteen-minute round trip, not a two-minute one.

The practical piece is inventory. Because so little comes up, waiting for exactly the right house here can mean waiting a season or more, and when the right one lists it tends to move. If Peachland is the plan, be pre-approved and ready before you start looking, not after.
